Sharon Raizer is Managing Partner and Chief Appraiser of Miller Samuel. She oversees the firm’s appraisal practice and works alongside Brian J. Rogers on the firm’s day-to-day operations and strategic direction. Sharon is a New York State and Connecticut Certified General Real Estate Appraiser, with over ten years of professional appraisal experience.
Sharon joined Miller Samuel in 2019 and earned her General Certification, the highest level of appraisal credential, qualifying her to value commercial as well as residential property, in 2024. Before joining the firm, she worked as a contract appraiser with several established New York City appraisal firms, including Gotham Valuation, Reis Group, and Lauritano Appraisal Services, building a strong foundation in both residential and income-producing property valuation.
Sharon’s practice covers mortgage origination and refinance, estate and trust planning, gift and estate tax matters, matrimonial and litigation-related assignments, partial-interest valuations, vacant land, and market value assessments. Her assignments span Manhattan, Brooklyn, and Queens, as well as Westchester County, New York and Fairfield County, Connecticut, covering cooperatives, condominiums, townhouses, one-to-four family homes, HDFC cooperatives, commercial and mixed-use buildings, and multifamily properties.
In recent years, Sharon has built particular depth in small- to mid-size multifamily valuation, including detailed analysis of New York City rent-regulated housing — a specialized area requiring close evaluation of rent stabilization status, regulatory constraints, and their effect on income potential and market value. She has also developed a focused practice in matrimonial appraisal and litigation support, delivering well-supported, defensible valuations for equitable distribution and estate matters that hold up under scrutiny, with a consistent emphasis on sound methodology and full USPAP compliance.
Sharon holds a Bachelor of Fine Arts from Berklee College of Music, with a double major in Performance and Contemporary Writing and Production and has continued her professional education through the Real Estate Education and Development Center, McKissock Learning, and the Appraisal Institute.
